Simply fill out the form to the left and we will address your maintenance issue. If it is an emergency that requires immediate attention, please call 770.715.9818 or 706.255.5644.

If this is a life threatening emergency call 911 immediately.

 If the property you are renting is having a maintenance problem, please let us know right away by completing the following form so that we can take care of the issue as soon as possible. All maintenance requests must be submitted in writing. By completing this form, we will be able to coordinate the required maintenance in a timely manner.

When completing the form to the left, please describe in detail the nature of the issue, as well as include the best phone number and/or email.  We may need to contact you to gather more detail about the issue that is occurring at the property. Failure to provide sufficient information & detail regarding the issue, and/or failure to respond to our call/text will result in a delay to remedy the issue.  We share your urgency to remedy maintenance issues and we will promptly respond.  We thank you in advance for your patience and cooperation!

Maintenance Procedures

All non-emergency maintenance requests/issues will be coordinated during normal business hours (Monday-Friday 9 a.m. until 5 p.m.)

The following are guidelines as to what constitutes a maintenance emergency. 

An Emergency is defined as- Anything related to the property under the Lease that is an immediate threat to life, health, or the property. If the situation is life threatening, please call 9-1-l immediately and report to us after the situation is under control and the authorities are on the scene.

Examples of severe emergencies that require immediate attention, regardless of time of day include

  • Fire: Call the Fire Department Immediately
  • Flood/Broken Water Pipe
  • Heat Repair: When outside temperature is below 40 degrees 
  • AC Repair: When outside temperature exceeds 90 degrees 
  • Tree Fallen on Structure
  • Roof Leak
  • Gas Oder
  • Lightning Strike to Structure
  • Sewage Back-Up

If you state you have an emergency and we discover that one doesn't exist, you will be charged the service fee from the vendor who responds to the call.

Do not call after hours unless a true emergency exists.  Lockouts are not emergency maintenance items and we will not dispatch personnel to unlock your door. Please utilize a certified locksmith. You will be responsible for the bill.


Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.

Release of Key

I understand that if I do not authorize a release of a key to a vendor, I will need to be available to give the vendor access to the property.
