Our management service includes, but is not limited to, the following:
- Establish market rental rates for your investment property
- Advise you on what needs to be done to get your property in rent ready condition.
- Arrange and supervise turnkey services: repairs, painting, and cleaning at reasonable prices (if needed) with qualified vendors.
- Secure bookings, collect signed contracts and payments, receive and refund deposits.
- Schedule Owner for personal time at rental property and notify Owner of all bookings.
- Welcome the guests into your property with a welcome letter and information packet.
- Negotiate a nightly/weekly rental rate with the best terms to benefit you, the home owner, while also remaining competitive with other available rental properties.
- Coordinate cleaning services/inspection of property with Hidden Key Properties’ representatives before and after each rental, noting any repairs or maintenance issues.
- Handle maintenance requests from the tenant(s), per management agreement between Hidden Key Properties, LLC and Owner.
- Use reasonably priced vendors who are licensed and complete tasks quickly and effectively (if needed).
- Provide monthly Owner’s statement, citing all activity on the rental property and route funds to homeowner via automatic deposit or owner preferred method.
- Simplify your bookkeeping.
- Be on 24-hour call, during all bookings, in case of emergencies.
- Review the rental market by studying how much inventory is available in your area and what the rental prices are averaging (nightly and weekly).
- Determine the marketability of your home when compared to others of similar criteria and amenities.
- Provide you with a checklist of items needed to ensure your property fulfills the requirements to be a part of the vacation rental program, as well as incentives to increase the opportunity for the home to successfully rent.
- To make sure your home is ready for new tenants, we offer contracting services for your home’s maintenance and repair needs (if needed).
- Advertise your property on our websites, including but not limited to company, individual, and online booking websites. Additional advertising on the web on over 30+ sites is also included.

We are committed to honesty, integrity, and hard work in everything we do – and we hope that reflects in the properties we manage and in the relationships we have cultivated in the area over the last 6 years. Forming a "Team" with our ClientsWithout a doubt, teamwork has been the most valuable lesson we have learned over the years. Our services are founded on the concept of forming a “team” with our clients, where we are mutually working to protect the clients’ large investment in their property, while maximizing their net return. We accomplish this by eliminating the standard methods that rental management companies use to profit ‘from’ their clients, as opposed to ‘with’ them. We do not ‘nickel & dime’ our clients – a practice that is so pervasive in the industry and such a source of frustration for owners. We work hard to earn a flat and fair percentage of each dollar we earn for the client (typically 20% – 30%) – and that’s it. The guests pay the cleaning fees, amenity fees, and taxes. As a result, if a client has a two week booking for $1000, they know they are taking home their 70% or 80% of that fee, without a long list of typical deductions. It sounds simple and it is! We are excited to provide our clients with this type of service that is many times lacking in the property management industry.

Finally, we know that prompt and courteous service is the cornerstone to ensuring happy guests that return year after year, and we offer 24 hour maintenance on-call for any emergencies to help meet that need.

Pre-arrival letters are then emailed to each guests a few weeks prior to their arrival which include directions to the property, parking information, access codes, and everything a guest needs to know in advance to ensure a great trip and easy check-in process.
